Marpole, Vancouver: a neighbourhood guide from a local builder
Marpole is one of Vancouver’s oldest communities, on the city’s southern edge between 57th Avenue and the Fraser River. It runs from Angus Drive in the west to Ontario Street in the east. It’s a practical, connected neighbourhood with established parks and quick links to Richmond and the airport, and it is changing quickly.
Getting around
Marine Drive station on the Canada Line puts downtown and Richmond within easy reach, and YVR is just across the river. The Oak Street and Arthur Laing bridges connect Marpole to Highway 99 and the airport. For our Perron owners, being about 10 to 15 minutes from YVR is a real draw, especially for families who travel often or work at the airport.
Schools
Six public elementary schools serve Marpole, and most students attend Sir Winston Churchill Secondary, just to the north. Langara College is a short trip away on 49th Avenue. Catchments vary by street, so check a specific address with the Vancouver School Board.
Parks and recreation
Marpole’s parks are a big part of daily life. Listraor’s Perron community sits directly across from Winona Park, which gives families open green space at the front door. In Oak Park, the new Marpole Community Centre is nearly complete and expected to open in late 2026. It will have a gym, fitness centre, childcare for 74 children, an outdoor pool and basketball courts. Walking paths along the Fraser River are close by.
History
Marpole is home to the Great Marpole Midden, one of the largest pre-contact village sites on Canada’s Pacific coast, dating back at least 4,000 years. It is also home to Joy Kogawa House, the childhood home of the celebrated author, which now hosts a writer-in-residence program.
What’s changing
Around Marine Drive station, the Marine Landing area is adding new homes, shops and offices. Closer to Oak Street, new townhome and low-rise communities are replacing older houses near transit. Together with the new community centre and Oakridge Park to the north, Marpole is gaining amenities while keeping its relaxed, neighbourhood feel.
